We are looking for a Sales Manager to join our successful team in the South West, based at our Head Office in Clyst Honinton, near Exeter. Reporting to the Regional Sales Director, this is an important role responsible for managing a number of developments and motivating a team of Sales Executives in order to achieve sales at the required rate/prices to meet or exceed our monthly, quarterly, half-year and year-end budget targets. The successful candidate will also have a consistent focus on their team delivering an outstanding Customer Journey from initial contact through to legal completion until handover to Customer Care; in order to maintain our status as a 5* builder.
Our ideal candidate will have previous experience in the same role and thrive working in a busy and fast-paced environment. The company would however consider a Trainee who can demonstrate a required level of knowledge and skills.
Key responsibilities:
Daily/Weekly (where appropriate)
- Visit each development (where possible) and review current performance including recent NHBC survey returns and site score, leads, prospects, reservations, outstanding contracts, colour choices/extras and imminent legal completions
- Deal with any site or customer facing problems that fall within the sales Customer Journey
- Provide support, training and development to staff members
- Check information and pricing for each development is correct on online portals (including nominated Estate Agents)
- Maintain contact with and update nominated Estate Agents on development and their leads
- Ensure GDPR guidelines/privacy policies are being adhered to
- Review COINS usage including prospect management in conjunction with the IFA referrals report
- Ensure that each development has excellent Site, Showhome, Sales Office and People presentation
- Check build complete plots that are due for handover are to the required standards by following our Home Ready Inspection and Ready For Occupation process
- Use COINS as and when required as part of the day-to-day role
Monthly
- Review Health & Safety including Personal Alarm usage
- Complete monthly landscaping schedules and instruct any required works
- Attend Monthly Directors Site Visits where required
- Ensure maintenance of Show Homes and any stock unit is reported and completed
- Monitor competitor reports and advise the Regional Sales Director accordingly
- Arrange and attend nominated Estate Agent meeting on rotational basis
- Attend Development Team Meetings on rotational basis to observe
- Process Sales Executive commission, mileage and expenses claims
Quarterly
- Carry out quarterly audit/review on each development with the Sales Executive
Ad hoc (ongoing/when required)
- Responsible for site set up including signage, Sales Offices and Show Homes (including schemes)
- Providing regular constructive feedback to staff members in addition to twice yearly appraisals and performance manage where necessary
- Provide constructive feedback on any Mystery Shopping results
- Recruitment of Sales Executives including induction
- Marketing including brochures and campaigns
- Appointment of cleaners and landscapers and the management of these
Desirable skills and experience:
- • Previous experience in the house building industry
- • Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and Outlook) and the ability to adapt to new systems
- • Excellent organisation and administration skills
- • Ability to self-motivate and work on own as well as part of a team
- • Works effectively to deadlines and competently works on multiple tasks simultaneously
- Reliable with a proactive, personable, hands-on and positive approach • Willing to be flexible in respect of day-to-day duties and days worked as the role will require regular weekend and bank holidays
- Knowledge of the mortgage market and conveyancing process
- To be able to build good and develop good relationships with colleagues (including from other departments), customers, sub-contractors and other stakeholders • Good interpersonal skills with a team-spirited approach
- • Ability to motivate staff in order to meet their full potential
- Knowledge of marketing and/or experience of this in house building (campaigns, portals, local Estate Agents) would be hugely beneficial
- Knowledge of COINS and/or experience of this would be an advantage

- Full UK Driving licence
